You will notice a REALTOR® talks to you about
buying a home; yet when you are selling, they will most often refer to

- Does he or she know your market?
- Do they appear interested in what you have to
say or do they simply want to get your listing and leave?
- An interested agent will
ask Why you’re selling? When you need to be out of the house?
Do you need relocation assistance (across town or around the world)?
- Do they present themselves in a professional
manner?
SETTING YOUR PRICE
- Do they have information on recent sales in your
neighborhood? (Comparative Market Analysis)
- Do they recommend a specific sales price?
- Beware of Agents “Buying a Listing”. This
type agent will say anything to get the listing, however, is quite
doubtful your home will sell at that price. The intention is to eventually
talk you into lowering your price. Why do some agents "buy" listings
this way?
- Some don’t want to hurt your feelings
- Some engage in this sales practice routinely.
The end result for you can be a significantly longer market time.
- If you do successfully sell at an above market
price to an uninformed buyer, the mortgage lender will require an appraisal.
- Comparable sales for the last six months and
current market conditions must support your sales price.
The house won’t appraise at the inflated value. Consequently,
your deal falls and the question becomes, “Why didn’t it sell?”
Today Buyer’s are informed and most hire “Buyer’s Agents” in negotiating
and anticipating the best course of action on their behalf. An overpriced
home will be passed by in their quest for the perfect home.
MAKING A GOOD FIRST IMPRESSION
- Your goal is to get others to see it as their
future home.
- Look at your house
from the street, what do you see?
- Is the yard clear of clutter
- Are the trees & shrubbery well trimmed
- Are sidewalks & steps in good shape
- Is your front door freshly painted or stained
- Does your door knob work well – don’t let this
small detail make people think you neglect things.
- Walk thru your house, think of the model homes
you have seen and remove all unnecessary items. Clutter free spaces
appear larger.
- What is your color scheme? Will the majority
of people like it?
- Clean the basement and garage
- Watch what you are cooking. Cookies and
bread smell welcoming, while cooked cabbage or liver and onions will greet
buyers quite differently.
- Leave the house so the agent can help the buyer
picture themselves in your home.
- The longer a buyer is in your home, the better
chance you have of an offer.
